Child friendly villa with large pool house and a private swimming pool close to the village centre which has all amenities and is a short drive to miles of golden sandy beaches. Garden and plenty of secure private parking. Quiet location. Fully air conditioned. Secure highspeed fibre internet. Guests always comment about how well equipped the kitchen is with everything required for cooking large meals (or eating takeaway pizza!).

Large living room plus open plan kitchen/breakfast room. 100m2 pool house with 2nd kitchen, shower room and games area. Plenty of space both inside and outside. Ideal for 2 families to share or for a large family group.
Full heating available during the cooler months so can be used all year round. In a beautiful area with plenty to see and do. Local places of interest include Beziers, Narbonne, Carcassonne, Montpellier, Pezenas, Valras Plage, Cap D'Agde and Sete. Cathar country is close by and this is France's largest wine producing area with local caves in every village. In the summer the beach resorts come to life and there are also theme parks and water parks close by.
We completely renovated the villa when we bought it in 2007. The renovations included a new kitchen with granite work-surfaces plus an extension with a breakfast room and conservatory, new fully tiled bathrooms , reversible air-conditioning throughout the house, complete re-wiring, re-tiled floors, new doors, windows and shutters and redecoration. The swimming pool was also overhauled and has a solar powered weight-bearing cover. This exceeds the safety measures required under French law and makes it as child safe as possible. There is an outdoor eating area that seats 10 and a built in barbecue and sun loungers. Where possible the house is furnished with traditional style French furniture.
Our villa is very private and located in a quiet area with no road noise. The villa is surrounded by walls and trees.
Local Village : Lespignan is a true French village and not a tourist trap! Our villa is on the edge of the village; a short stroll (6 minutes) to the centre for your breakfast croissants. There is a small market on Wednesday & Friday mornings and the local Spar shop is even open on a Sunday morning. There is also a pharmacy, butchers, tabac, wine seller and takeaways and restaurants. For more choice the hypermarkets in Beziers (Auchan, Carrefour and Le Clerc) are a short drive away & there is a Super U supermarket at Colombiers which is open 7 days a week. The Carrefour hypermarket between Serignan and Valras Plage is also open on a Sunday during the Summer.
There are two restaurants/pizzerias in the village plus an excellent wine bar. More restaurants are available in the neighbouring villages and there is an excellent choice in Beziers.
Children: we have made the house as child friendly as possible. We have cots and high chairs, a child safety gate at the top of the stairs, children's books and toys and also CBeebies!
Teenagers also enjoy the house as we have full wi-fi and a well equipped games room in the pool house with table tennis and table football plus exercise equipment.
Dogs: we welcome well-behaved small and medium sized dogs but do charge a small surcharge and any damage or extra cleaning will be deducted from the security bond. We can recommend local vets to fill in the pet passports before returning to the UK.
